How much is my Calgary home worth?

Your Calgary home's market value depends on several factors, including its community, property type, size, age, condition, renovations, lot, location and the recent sales of comparable properties nearby.

City-wide averages can provide useful context, but they don't tell you what an individual home is worth. Market conditions can also vary considerably between Calgary communities and property types. For example, detached homes, townhomes and apartment condominiums can experience very different levels of supply and buyer demand at the same time.

How much is my Edmonton home worth?

The market value of your Edmonton home depends on much more than the city's average selling price. Your neighbourhood, property type, size, age, condition, upgrades, lot, location and recent comparable sales can all influence what buyers may be willing to pay.

Real estate conditions can also vary from one Edmonton neighbourhood and property type to another. That's why an online estimate or city-wide average should not be treated as a valuation of your individual property.

How do REALTORS® determine a home's market value?

A REALTOR® will typically prepare a Comparative Market Analysis, commonly called a CMA, to help determine an appropriate price range for a property.

The analysis can include recently sold comparable homes, current competing listings, neighbourhood and location, property type, size, age, condition, renovations and upgrades, lot characteristics, unique features and current supply and demand.

Not every feature translates dollar-for-dollar into market value. An experienced REALTOR® uses relevant market evidence and professional judgment to identify the properties buyers are most likely to compare with your home.

A CMA is also different from a formal appraisal. If a formal appraisal is required for financing, legal or another specific purpose, a qualified real estate appraiser may be required.

When is the best time to sell a home in Calgary?

There isn't one best month to sell every Calgary home.

Spring is traditionally an active period in Calgary real estate, with more buyers entering the market and more properties being listed. However, increased buyer activity can also mean increased competition from other sellers.

The better question is when the market conditions are favourable for your particular property. Supply, buyer demand and pricing conditions can differ substantially between communities, price ranges and property types.

Your own circumstances matter as well. If you need to purchase another property, coordinate possession dates or move within a particular timeframe, waiting for a supposedly perfect month may not produce the best overall result.

When is the best time to sell a home in Edmonton?

Edmonton typically experiences stronger real estate activity during the spring and early summer, but that doesn't automatically make those months the best time to sell your particular home.

More buyers can enter the market during the spring, but more homeowners may also decide to list. Depending on your neighbourhood, property type and price range, selling during a period with less competing inventory may sometimes be advantageous.

Market conditions should therefore be considered alongside your personal timeline. A local REALTOR® can examine recent Edmonton sales, active listings, inventory and buyer demand for properties comparable to yours before recommending a listing strategy.

The best time to sell is ultimately when your personal circumstances and the market conditions affecting your specific property align.

What should I do before listing my house for sale?

Start by speaking with a REALTOR® before spending significant money on renovations or preparing your home for sale. Some improvements can help a property show better, while others may not produce enough additional value to justify their cost.

Before listing, sellers should generally consider addressing obvious repairs, decluttering, deep cleaning, improving curb appeal and removing unnecessary personal items. Your REALTOR® can also discuss photography, presentation, pricing and a marketing strategy for the property.

How long does it take to sell a home?

There is no guaranteed amount of time it will take to sell a property.

Days on market can vary significantly depending on location, property type, price range, condition, asking price, competing inventory and current buyer demand. Even within the same city, one segment of the real estate market can move much faster than another.

Pricing and positioning are particularly important. A home that is priced appropriately for its market and presents well to buyers may generate interest sooner, while a property priced significantly above comparable homes may require additional time or a change in strategy.
