Step 3: Speak Confidentially With the New Brokerage

Before resigning, confirm that the new brokerage is prepared to accept your transfer and can support the business you intend to build.

This conversation should go well beyond the advertised commission split.

Ask who will answer your contract questions, how quickly support is normally available, what onboarding looks like, how transaction files are reviewed, what marketing resources are included, how fees are calculated and what happens if you later leave.

The brokerage should be equally transparent about its standards. Premium support works best when it is paired with strong professional expectations, careful risk management and a culture that protects the reputation of every associate.

Step 4: Give Written Notice to Your Current Broker

RECA states that an associate or associate broker who wants to move to a new brokerage must provide written notice to their current Broker.

Keep the notice professional and direct. You do not need to turn a business transition into a dispute. State that you are providing notice, identify the intended effective date and request written clarification about offboarding, pending transactions, active client agreements and the return of brokerage property.

Retain a copy of your notice and all related correspondence.

Step 5: Complete the RECA Transfer Through myRECA

According to RECA's current transfer process, the steps generally work as follows:

  1. You provide your myRECA username to the new Broker.

  2. The new Broker confirms that written notice was given to your current Broker.

  3. The new Broker begins the transfer application through the brokerage's myRECA account.

  4. You complete your portion of the application in myRECA.

  5. The new Broker accepts the application and the required transfer fee is paid.

  6. The transfer is complete once payment is processed.

  7. You confirm your updated licence status in myRECA.

Do not trade under the new brokerage until the transfer is complete and your licence status has been confirmed.

Step 6: Handle Active Client Agreements Properly

This is one of the most important parts of an Alberta brokerage change.

Under Alberta's regulatory framework, written service agreements are between the client and the brokerage, not the individual associate. An active listing agreement or buyer representation agreement does not automatically follow an associate to a new brokerage.

RECA states that an associate must obtain their current Broker's permission before discussing a brokerage transfer with clients who are under active agreements. Clients can move only if the current brokerage agrees to end the existing service agreement. The associate cannot simply replace the brokerage name on an existing agreement or leave the brokerage information blank.

If a transaction is underway, commission, document custody, trust funds, client communication and ongoing responsibilities should be coordinated between the brokerages and documented carefully. Your contractual entitlement to compensation may also depend on your independent contractor agreement.

Do not make promises to clients about moving their representation until the brokerage arrangements have been confirmed.

Step 7: Update Your Advertising Immediately

RECA treats advertising by an associate as brokerage advertising. Once a transfer is completed, all advertising connected to the former brokerage should be removed or updated immediately.

That includes:

  • social media biographies and business pages

  • websites and landing pages

  • Google Business Profile information

  • email signatures

  • business cards and printed materials

  • online advertisements

  • listing presentations

  • signs and riders

  • voicemail greetings

  • CRM templates and automated campaigns

How Long Does a Brokerage Transfer Take in Alberta?

There is no single guaranteed timeline because the transfer depends on the application, brokerage acceptance, payment and any related offboarding issues. The online licensing portion may move quickly when everything is ready, but active files, board membership, advertising, technology access and contractual matters can take longer to coordinate.

The better question is not merely how fast you can move. It is how cleanly you can move.

Plan the transition before giving notice. Confirm who is responsible for each open item and avoid scheduling client activity based on an assumed completion time.

Every September, thousands of Alberta real estate professionals go through the same annual process.

Licence renewal.

For many REALTORS®, it becomes routine. Log into myRECA, complete the application, pay the fees, wait for the brokerage to approve everything and move on with another year.

But renewal season should probably involve another question too:

If I am committing to another year in real estate, am I also committing to the right brokerage?

Your RECA licence allows you to practise real estate in Alberta, but the brokerage you choose can have an enormous impact on what the next year of your business actually looks like.

How much of your commission do you keep?

Can you reach your Broker when something goes wrong?

Do you receive meaningful training?

Does your brokerage help you market yourself?

Are you able to build your own brand?

Are you paying for services you rarely use?

And perhaps most importantly, are you getting enough value for what you pay?

As Alberta REALTORS® complete their 2026 RECA licence renewals, this is a good opportunity to understand the renewal process and take an objective look at the brokerage behind your licence.

When Is the RECA Licence Renewal Deadline in Alberta?

Alberta real estate licences expire on September 30 each year, regardless of when during the previous licensing year the licence was issued.

If you intend to continue practising real estate on October 1, your renewal must be fully completed, including applicable payment, no later than September 30.

RECA recommends renewing early rather than waiting until the final days of September. That gives you time to resolve problems with your application, payment, brokerage approval or other requirements before the deadline.

This is particularly important for associates because completing your portion of the application does not necessarily mean your renewal is finished.

Your Brokerage Has to Renew Before You Can

This is something associates sometimes overlook.

An associate or associate broker cannot complete their renewal until their brokerage and Broker have completed their own renewals.

Once that has happened, associates can manage their renewal through the Licence Renewal section of myRECA. RECA provides renewal status information directly through myRECA so associates can see where their application stands.

That means you should not wait until September 30 and assume everything can be completed instantly.

There are multiple parties involved in the process.

How Does the RECA Licence Renewal Process Work?

The process is completed online through myRECA.

You will generally begin by logging into your myRECA account and opening the Licence Renewal section. From there, select the appropriate industry and choose Start Renewal.

You will then complete the renewal application, confirm the required information and declarations, and submit the application through the system.

Your brokerage then has a role in completing the renewal process. Depending on how your brokerage handles renewal fees, payment may either be assigned to you or handled by the brokerage.

Do not assume that clicking "submit" means you are finished.

Check the status of your application in myRECA and make sure the renewal has actually progressed through the brokerage approval and payment stages.

RECA's current renewal information identifies myRECA as the primary location for renewal status, fees, education information, tutorials and application updates.

How Much Is the RECA Real Estate Licence Renewal Fee for 2026-2027?

For the 2026-2027 licensing year, RECA currently lists the total renewal amount for a real estate Broker, Associate Broker or Associate at $750.

That consists of:

  • $475 licensing fee

  • $225 REIX amount

  • $50 Real Estate Assurance Fund contribution

This year's renewal is somewhat different from the previous licensing year.

RECA states that the licensing renewal fee itself has not increased, but the previous $250 renewal credit is not being applied this year. Existing licensees renewing their licences are also required to make a one-time $50 contribution to the Real Estate Assurance Fund.

The Real Estate Assurance Fund is separate from RECA's operating budget and exists as a consumer protection mechanism for certain eligible financial losses involving matters such as fraud, breach of trust or failure to properly account for trust funds.

Always confirm the final amount displayed in your own myRECA account before payment.

What Happens If You Do Not Renew by September 30?

This one matters.

If your licence is not renewed by the deadline, it is automatically cancelled.

Once you are unlicensed, you cannot trade in real estate or hold yourself out as a licensed real estate professional until you are properly licensed and registered again.

RECA permits previously licensed individuals to apply for reinstatement within three years, although additional requirements can apply depending on how long you have been unregistered.

In other words, September 30 is not a deadline you want to casually miss.

The Condo Fee Is Only the Beginning: 7 Documents Alberta Buyers Should Read Before Going Firm

A Calgary or Edmonton condo can look simple to compare. You see the asking price, monthly condominium fee, square footage, parking and amenities.

Yet the building could be preparing for a roof replacement, reviewing an insurance claim, considering a special levy or debating a rule that affects how you plan to use the unit. None of that is visible in a renovated kitchen or a skyline view.

When you buy a condominium, the condition of the common property and decisions of the condominium corporation can affect your costs, responsibilities and daily life. The documents are where that larger story lives.

The Real Estate Council of Alberta identifies the reserve fund plan and report, operating budget, financial statements, meeting minutes, bylaws, rules and estoppel certificate as important condominium documents.

Here are seven parts of the package Alberta condo buyers should understand before deciding whether to remove a condominium document review condition.

1. Reserve fund study and reserve fund plan

Alberta condominium corporations must establish and maintain a reserve fund for major repairs and replacement of common property. A reserve fund study assesses the property, estimates when major components may need work, projects costs and considers how much money the corporation may need. The board adopts a reserve fund plan based on that information.

Current Alberta guidance says the study must be completed at least every five years and should consider a 30-year timeframe.

Read the study and plan together. A large balance may still be inadequate for an aging complex with expensive work approaching. A smaller balance is not automatically alarming if major projects were recently completed and future contributions align with the plan.

Check the study date, work expected over the next several years, estimated costs, planned contributions and projects completed since the study. Ask whether the funding plan reasonably connects to the work ahead.

2. Operating budget and financial statements

The operating budget shows what the corporation expects to collect and spend. Financial statements show what actually happened.

Compare regular expenses, reserve contributions, recurring deficits, owner arrears and unusual changes. Ask what the monthly fee includes, because two buildings with identical fees may cover different combinations of heat, water, amenities, maintenance and services.

A low fee is not automatic proof of good management. It may reflect efficient operations, fewer amenities or postponed costs. A higher fee is not automatically wasteful either.

If the numbers are difficult to interpret, a qualified condominium document reviewer, accountant or lawyer can identify questions that deserve attention.

3. Board and annual general meeting minutes

Budgets tell you where money is allocated. Minutes tell you what people are talking about.

Recent board and annual general meeting minutes may mention water intrusion, elevators, parkade repairs, insurance renewals, contractor disputes, owner concerns or projects still being investigated.

One mention does not prove there is a major defect. Look for patterns. Has the issue appeared repeatedly? Was a decision deferred? Was a professional report commissioned? Has the board approved a solution?

Minutes are not engineering or legal opinions. They are a roadmap to the questions a buyer should ask next.

4. Bylaws and rules

A condominium can fit your budget and still be a poor fit for your life.

Bylaws and rules may address pets, smoking, noise, renovations, flooring, parking, storage, move procedures and common areas. If you hope to rent the unit, operate a home-based business, install an electric vehicle charger or renovate, review the applicable provisions before relying on that plan.

Do not depend only on the listing description or how another resident currently uses a unit. Review the corporation’s current bylaws and rules. Seek legal advice if a restriction is unclear or especially important to you.

5. Insurance information and the standard insurable unit description

The corporation’s insurance and your personal condominium unit-owner policy are connected, but they are not the same coverage.

Alberta condominium corporations must provide a standard insurable unit description, commonly called an SIUD, to their insurer and unit owners. It describes the typical fixtures and finishing that the corporation’s insurance is intended to restore after an insured loss.

Review the corporation’s insurance certificate, coverage period, deductibles and SIUD. Then ask a licensed insurance professional about your belongings, improvements, liability, additional living expenses, possible loss assessments and deductible exposure. A real estate associate can help obtain documents, but should not replace insurance advice.

6. Special levies, major projects and legal matters

A special levy is an additional amount owners may be required to contribute for a corporation expense. It can create a significant near-term cost, but it does not automatically mean the condominium is badly managed. Sometimes it funds necessary work.

Alberta notes that a corporation facing major repairs or unexpected costs may increase contributions, borrow money or impose a special levy.

Look for approved or proposed levies, payment schedules, major contracts, professional reports, unresolved insurance matters and legal proceedings. If a levy or project overlaps the purchase and possession period, have your real estate associate and lawyer review the contract wording and timing. Do not assume who will pay based only on when the work was announced.

7. Estoppel certificate, title, parking and storage

The estoppel certificate provides unit-specific information that the building-wide documents may not answer. Your lawyer can explain what it confirms and how any amounts owing should be handled.

Also confirm what comes with the purchase. A parking stall or storage area may be separately titled, assigned, leased or designated for exclusive use. Those arrangements are not interchangeable. The unit title, condominium plan and related documents should support what is advertised and written into the contract.

Two listings may both say “parking included” while the legal interest attached to each stall is different.

Why I Started Brilliant Realty…

I started my real estate career in 2016.

Like most new agents, I came into the business excited, ambitious and convinced that if I worked hard enough, I could build something meaningful.

What I did not fully understand at the time was how lonely real estate could be.

I was a solo agent from the beginning. I never joined a team. Every client was mine to find. Every showing was mine to book. Every offer was mine to write. Every problem was mine to work through.

There was no team lead sitting beside me.

There was no built-in source of business.

There was no one else responsible for whether I succeeded or failed.

I had to figure it out.

And in many ways, I am grateful that I did.

Being a solo agent forced me to learn how to build a business from the ground up. I had to learn how to generate my own clients, create my own systems, develop my own marketing, build my own reputation and become someone people trusted with one of the biggest financial decisions of their lives.

But it also showed me how difficult this industry can be for someone trying to build something independently.

The Part of Real Estate Nobody Really Warns You About

When you first become a REALTOR®, everyone talks about opportunity.

Very few people talk about uncertainty.

You can complete all the licensing education in the world and still have a moment where you are sitting in your car outside a client's house wondering whether you are handling something correctly.

You can understand a contract and still encounter a clause you have never seen before.

You can know the theory behind a transaction and still have absolutely no idea what to do when something unusual happens at 9:00 at night.

And when you are new, almost everything feels unusual.

The first listing.

The first offer.

The first inspection problem.

The first difficult negotiation.

The first condition deadline.

The first possession problem.

The first time a client asks you a question and you realize you do not immediately know the answer.

Those moments are uncomfortable.

You want to appear confident in front of your clients, but inside you are thinking, "I need to make sure I get this right."

That is when your brokerage really matters.

Unfortunately, I started realizing that the relationship between an agent and their brokerage did not always feel the way I thought it should.

I Started Asking What I Was Actually Paying For

As I built my business, I became increasingly frustrated with the traditional brokerage model.

Real estate agents carry an enormous amount of responsibility.

We find the clients.

We build the relationships.

We pay for marketing.

We drive to appointments.

We negotiate the transactions.

We answer our phones at night.

We work weekends.

We take the reputational risk.

We create the business.

And then a significant amount of the income from that business can disappear into brokerage splits, monthly fees, franchise fees, transaction fees and other expenses.

I kept asking myself a simple question.

What am I getting in return?

I was willing to pay for value.

What frustrated me was paying significant amounts of money and still feeling like much of the responsibility remained entirely mine.

I did not want layers of management.

I did not want to feel like I needed an appointment to speak with the person responsible for the brokerage.

I did not want to pay more simply because my business had become more successful.

And I definitely did not want someone else deciding what my personal brand was supposed to look like.

I Wanted to Build My Own Brand

Marketing was always important to me.

I believed that if I was going to build a business, clients needed to recognize me, not just the company whose logo appeared beside my name.

I wanted freedom.

Freedom to experiment.

Freedom to create.

Freedom to decide how my marketing looked.

Freedom to build something that actually represented me.

Yet many traditional real estate environments were built around conformity.

It never worked for me.
