Alberta Real Estate Licence Renewal 2026: What REALTORS® Need to Know Before September 30

Alberta Real Estate Licence Renewal 2026: What REALTORS® Need to Know Before September 30

Every September, thousands of Alberta real estate professionals go through the same annual process.

Licence renewal.

For many REALTORS®, it becomes routine. Log into myRECA, complete the application, pay the fees, wait for the brokerage to approve everything and move on with another year.

But renewal season should probably involve another question too:

If I am committing to another year in real estate, am I also committing to the right brokerage?

Your RECA licence allows you to practise real estate in Alberta, but the brokerage you choose can have an enormous impact on what the next year of your business actually looks like.

How much of your commission do you keep?

Can you reach your Broker when something goes wrong?

Do you receive meaningful training?

Does your brokerage help you market yourself?

Are you able to build your own brand?

Are you paying for services you rarely use?

And perhaps most importantly, are you getting enough value for what you pay?

As Alberta REALTORS® complete their 2026 RECA licence renewals, this is a good opportunity to understand the renewal process and take an objective look at the brokerage behind your licence.

When Is the RECA Licence Renewal Deadline in Alberta?

Alberta real estate licences expire on September 30 each year, regardless of when during the previous licensing year the licence was issued.

If you intend to continue practising real estate on October 1, your renewal must be fully completed, including applicable payment, no later than September 30.

RECA recommends renewing early rather than waiting until the final days of September. That gives you time to resolve problems with your application, payment, brokerage approval or other requirements before the deadline.

This is particularly important for associates because completing your portion of the application does not necessarily mean your renewal is finished.

Your Brokerage Has to Renew Before You Can

This is something associates sometimes overlook.

An associate or associate broker cannot complete their renewal until their brokerage and Broker have completed their own renewals.

Once that has happened, associates can manage their renewal through the Licence Renewal section of myRECA. RECA provides renewal status information directly through myRECA so associates can see where their application stands.

That means you should not wait until September 30 and assume everything can be completed instantly.

There are multiple parties involved in the process.

How Does the RECA Licence Renewal Process Work?

The process is completed online through myRECA.

You will generally begin by logging into your myRECA account and opening the Licence Renewal section. From there, select the appropriate industry and choose Start Renewal.

You will then complete the renewal application, confirm the required information and declarations, and submit the application through the system.

Your brokerage then has a role in completing the renewal process. Depending on how your brokerage handles renewal fees, payment may either be assigned to you or handled by the brokerage.

Do not assume that clicking "submit" means you are finished.

Check the status of your application in myRECA and make sure the renewal has actually progressed through the brokerage approval and payment stages.

RECA's current renewal information identifies myRECA as the primary location for renewal status, fees, education information, tutorials and application updates.

How Much Is the RECA Real Estate Licence Renewal Fee for 2026-2027?

For the 2026-2027 licensing year, RECA currently lists the total renewal amount for a real estate Broker, Associate Broker or Associate at $750.

That consists of:

  • $475 licensing fee

  • $225 REIX amount

  • $50 Real Estate Assurance Fund contribution

This year's renewal is somewhat different from the previous licensing year.

RECA states that the licensing renewal fee itself has not increased, but the previous $250 renewal credit is not being applied this year. Existing licensees renewing their licences are also required to make a one-time $50 contribution to the Real Estate Assurance Fund.

The Real Estate Assurance Fund is separate from RECA's operating budget and exists as a consumer protection mechanism for certain eligible financial losses involving matters such as fraud, breach of trust or failure to properly account for trust funds.

Always confirm the final amount displayed in your own myRECA account before payment.

What Happens If You Do Not Renew by September 30?

This one matters.

If your licence is not renewed by the deadline, it is automatically cancelled.

Once you are unlicensed, you cannot trade in real estate or hold yourself out as a licensed real estate professional until you are properly licensed and registered again.

RECA permits previously licensed individuals to apply for reinstatement within three years, although additional requirements can apply depending on how long you have been unregistered.

In other words, September 30 is not a deadline you want to casually miss.

Thinking About Switching Brokerages During RECA Renewal Season?

This is where things become particularly important.

Renewal season naturally causes many Alberta REALTORS® to think about changing brokerages.

Maybe your commission split is becoming expensive.

Maybe you are frustrated with your Broker being unavailable.

Maybe you have outgrown the brokerage.

Maybe you want better marketing resources.

Maybe you are paying substantial monthly fees without seeing equivalent value.

Or maybe nothing is necessarily "wrong," but you are beginning to wonder whether there is a better option available.

If you are considering a move, pay attention to the timing.

RECA's renewal guidance states that if an associate renews with their existing brokerage and then transfers to another brokerage before the renewal period is over, the renewal can be cancelled and the renewal process may need to be completed again with the new brokerage.

RECA recommends waiting until October 1 or later to transfer, where possible, if you have already renewed with your existing brokerage.

That does not mean you should wait until October to start talking to another brokerage.

Quite the opposite.

If you are considering making a move, renewal season is an excellent time to start the conversation, understand your options and coordinate the timing properly before making changes to your registration.

Your Licence Renews Every Year. Maybe Your Brokerage Decision Should Too.

REALTORS® regularly evaluate their marketing.

They evaluate lead sources.

They evaluate CRM systems.

They evaluate photographers.

They evaluate advertising.

They evaluate whether a particular expense is producing a reasonable return.

Yet many agents remain with the same brokerage for years without applying that same analysis to what may be one of the largest recurring expenses in their business.

Take your total brokerage cost from the last 12 months.

Include your commission split.

Monthly fees.

Transaction fees.

Administration fees.

Desk fees.

Technology fees.

Franchise fees.

Review fees.

And any other deductions.

Then compare that number against what you actually received.

The question is not simply:

"Is my brokerage expensive?"

The better question is:

"Am I receiving enough value for what I am paying?"

Those are very different questions.

Why Alberta REALTORS® Are Looking at Brilliant Realty

Brilliant Realty was built around a relatively simple philosophy.

REALTORS® should be able to keep more of what they earn without sacrificing access to their Broker, training, resources or professional support.

We do not believe low brokerage costs should automatically mean low brokerage support.

And we do not believe excellent support should require giving away an enormous percentage of your income.

That philosophy has shaped how Brilliant Realty operates in Calgary, Edmonton and throughout Alberta.

Keep More of the Commission You Earn

For an established REALTOR®, commission splits can become extremely expensive.

A percentage that seems insignificant early in your career can represent tens of thousands of dollars as your production increases.

That is why Brilliant Realty offers associates different compensation options.

Our current Flat Fee Plan is:

$99.99 per month

$199.99 flat deal fee

No percentage commission split

After 15 transactions within your anniversary year, the deal fee is reduced to $99 per transaction.

For REALTORS® who prefer having no fixed monthly brokerage expense, we also offer our Commission Split Plan:

$0 monthly brokerage fee

85/15 commission split

$14,000 cap per anniversary year

Once the cap is reached, the associate retains 100% of their commission for the remainder of their anniversary year, subject to applicable brokerage fees and expenses.

The objective is not to force every REALTOR® into the same compensation model.

It is to give associates options based on how they actually operate their business.

Direct 24/7 Access to Your Broker

Broker support is easy to advertise.

Accessibility is harder to deliver.

Real estate does not operate Monday through Friday between 9 a.m. and 5 p.m.

Offers arrive Saturday night.

Conditions expire Sunday evening.

Inspection problems appear unexpectedly.

Deposit questions have deadlines.

Multiple offers develop quickly.

Possession problems happen in real time.

Sometimes you need an answer while your client is sitting across the table from you.

At Brilliant Realty, associates receive direct 24/7 access to Founder and Broker Preet Chawla.

There is no support ticket that needs to work its way through several levels of management before reaching the Broker.

Brilliant Realty currently reports that 99.97% of calls to the Broker are answered within 30 seconds.

For us, accessibility is not an optional upgrade.

It is one of the fundamental responsibilities of the brokerage.

Build Your Own Real Estate Brand

Many REALTORS® eventually realize that clients are hiring them, not simply the logo on their business card.

Your reputation matters.

Your database matters.

Your marketing matters.

Your social media presence matters.

Your community relationships matter.

Your personal brand matters.

Brilliant Realty is designed to give associates significant freedom to build their own professional identity while operating within the brokerage's standards and Alberta's advertising and regulatory requirements.

We want our associates building businesses they are proud of.

The brokerage should provide infrastructure behind that business rather than trying to become the associate's entire identity.

Marketing Support Without Having to Become a Marketing Expert

Modern REALTORS® are expected to do far more than sell houses.

You are also expected to create advertisements, social media content, listing presentations, branding, graphics and digital marketing.

That can consume an enormous amount of time.

Brilliant Realty provides associates with access to marketing resources including an in-house graphic designer, marketing consultations, branding assistance and ongoing support.

Our goal is to give associates professional resources without forcing them to outsource every small marketing project themselves.

Training That Deals With Actual Real Estate

Real estate education should not end when you receive your licence.

Contracts change.

Regulations change.

Markets change.

Technology changes.

FINTRAC requirements evolve.

Advertising becomes more complicated.

And unusual transactions will eventually put every REALTOR® in a situation they have never encountered before.

Brilliant Realty provides ongoing brokerage training built around situations associates actually encounter in the field.

But perhaps more importantly, associates can ask questions when those situations are happening.

There is a major difference between watching a training video about contracts and being able to call your Broker while you are working through a complicated contract.

We believe REALTORS® need both.

Calgary REALTORS®. Edmonton REALTORS®. One Alberta Brokerage.

Brilliant Realty serves associates in Calgary, Edmonton and surrounding Alberta communities.

We operate as a modern hybrid brokerage, combining physical brokerage infrastructure with the flexibility REALTORS® increasingly expect from a technology-driven real estate company.

That makes Brilliant Realty an option for agents searching for a:

real estate brokerage in Calgary

real estate brokerage in Edmonton

Alberta brokerage for REALTORS®

100% commission brokerage in Alberta

flat fee real estate brokerage in Calgary

low fee real estate brokerage in Edmonton

real estate brokerage with 24/7 Broker support

or simply a brokerage where they can operate independently without operating alone.

Before You Renew, Ask Yourself These Questions

You are already committing to another year in real estate.

Take ten minutes and evaluate the company you are committing that year to.

How accessible is your Broker?

What did your brokerage cost you during the last 12 months?

What will it cost you if your production doubles?

Do you receive meaningful training?

Are you able to build your own brand?

Are there unnecessary layers between you and brokerage leadership?

What marketing resources are available?

Does your compensation structure still make sense?

Would you choose the same brokerage today if you were starting from zero?

That last question is probably the most important one.

Sometimes staying is the right decision.

Sometimes it is simply the easiest decision.

Those are not always the same thing.

Renewal Season Is a Good Time for a Conversation

Renewing your licence is an administrative process.

Choosing where you build your business is a much bigger decision.

If you are completely satisfied with your current brokerage, that is valuable.

But if renewal season has you questioning your commission split, brokerage fees, Broker accessibility, training, marketing resources or the direction of your business, this may be the right time to explore what else is available.

You do not have to sacrifice support to keep more of your commission.

You do not have to choose between independence and having someone available when you need help.

And you do not need to wait until you are unhappy with your brokerage before exploring whether a better fit exists.

Brilliant Realty is actively growing in Calgary, Edmonton and throughout Alberta.

If you are considering making a brokerage change, speak with us before making changes to your RECA registration so the timing can be properly coordinated around your renewal.

Another licensing year is about to begin.

Maybe it is time for a better brokerage.
