Why Brilliant Realty Was Built
Before becoming the Founder and Broker of Brilliant Realty, I experienced the brokerage decision from the same side of the table as every other real estate associate.
I was a solo REALTOR® trying to build a business.
I wanted what I think most serious real estate professionals want: independence, reasonable brokerage costs and the freedom to build my own business, but also a brokerage that was actually there when I needed it.
Finding that combination was much harder than I expected.
At one end of the spectrum were larger brokerages with established names and significant infrastructure. But that infrastructure could come with substantial monthly expenses, commission splits and other costs.
More importantly, being part of a large organization didn't necessarily mean having a close relationship with the person ultimately responsible for supervising my real estate practice.
I didn't want to be another name on a roster.
I wanted to know my Broker.
I wanted to be able to pick up the phone when something happened during a transaction and speak with someone who could actually help me.
At the other end were smaller and lower-cost brokerage models.
The economics could be attractive, but I kept coming back to another question:
What am I actually receiving from my brokerage?

A 100% Commission Brokerage Option in Alberta
For associates who prefer a flat-fee model, Brilliant Realty offers a plan designed around keeping 100% of their commission before applicable brokerage fees and expenses.
Our Flat Fee Plan is currently:

$199.99 per completed transaction
After 15 transactions during an associate's anniversary year, the transaction fee is reduced to $99 per transaction for the remainder of that anniversary year.
There is no percentage commission split under this plan.

A new associate completing only a handful of transactions may prefer a different model from an established producer completing several transactions every month.

There is no monthly brokerage fee.
Associates operate on an 85/15 commission split, with the brokerage portion capped at $14,000 per anniversary year.

24/7 Direct Access to the Broker
This is one of the most important parts of Brilliant Realty.
Real estate does not operate Monday to Friday from 9:00 a.m. to 5:00 p.m.
Offers arrive at night.
Inspections happen on weekends.
Conditions expire.
Deposits have deadlines.
Clients change their minds.
Multiple offers develop unexpectedly.
Contract questions arise while an associate is sitting in front of a client.
