Ask who will answer your contract questions, how quickly support is normally available, what onboarding looks like, how transaction files are reviewed, what marketing resources are included, how fees are calculated and what happens if you later leave.

Step 4: Give Written Notice to Your Current Broker

RECA states that an associate or associate broker who wants to move to a new brokerage must provide written notice to their current Broker.

Keep the notice professional and direct. You do not need to turn a business transition into a dispute. State that you are providing notice, identify the intended effective date and request written clarification about offboarding, pending transactions, active client agreements and the return of brokerage property.

Retain a copy of your notice and all related correspondence.

Step 5: Complete the RECA Transfer Through myRECA

According to RECA's current transfer process, the steps generally work as follows:

  1. You provide your myRECA username to the new Broker.

  2. The new Broker confirms that written notice was given to your current Broker.

  3. The new Broker begins the transfer application through the brokerage's myRECA account.

  4. You complete your portion of the application in myRECA.

  5. The new Broker accepts the application and the required transfer fee is paid.

  6. The transfer is complete once payment is processed.

  7. You confirm your updated licence status in myRECA.

Do not trade under the new brokerage until the transfer is complete and your licence status has been confirmed.

Step 6: Handle Active Client Agreements Properly

This is one of the most important parts of an Alberta brokerage change.

Under Alberta's regulatory framework, written service agreements are between the client and the brokerage, not the individual associate. An active listing agreement or buyer representation agreement does not automatically follow an associate to a new brokerage.

RECA states that an associate must obtain their current Broker's permission before discussing a brokerage transfer with clients who are under active agreements. Clients can move only if the current brokerage agrees to end the existing service agreement. The associate cannot simply replace the brokerage name on an existing agreement or leave the brokerage information blank.

If a transaction is underway, commission, document custody, trust funds, client communication and ongoing responsibilities should be coordinated between the brokerages and documented carefully. Your contractual entitlement to compensation may also depend on your independent contractor agreement.

Do not make promises to clients about moving their representation until the brokerage arrangements have been confirmed.
