Low Cost Shouldn’t Mean Low Support: A Different Kind of Real Estate Brokerage in Alberta

If you are a REALTOR® searching for a low-cost real estate brokerage in Calgary, Edmonton or elsewhere in Alberta, there is a good chance you are trying to solve one of two problems.

Maybe you are tired of watching a significant portion of your commission disappear into brokerage fees, commission splits, desk fees and other expenses.

Or maybe you have already experienced a low-fee brokerage and discovered that saving money isn't particularly valuable when you are left on your own when you actually need help.

At Brilliant Realty, we don't believe REALTORS® should have to choose between the two.

We believe it is possible to operate a low-cost, high-support real estate brokerage where associates can keep more of what they earn while still having access to experienced brokerage leadership, conveyancing support, training, technology, marketing resources, professional listing media and a recognizable brand behind their business.

That belief is one of the reasons Brilliant Realty exists.

Why Brilliant Realty Was Built

Before becoming the Founder and Broker of Brilliant Realty, I experienced the brokerage decision from the same side of the table as every other real estate associate.

I was a solo REALTOR® trying to build a business.

I wanted what I think most serious real estate professionals want: independence, reasonable brokerage costs and the freedom to build my own business, but also a brokerage that was actually there when I needed it.

Finding that combination was much harder than I expected.

At one end of the spectrum were larger brokerages with established names and significant infrastructure. But that infrastructure could come with substantial monthly expenses, commission splits and other costs.

More importantly, being part of a large organization didn't necessarily mean having a close relationship with the person ultimately responsible for supervising my real estate practice.

I didn't want to be another name on a roster.

I wanted to know my Broker.

I wanted to be able to pick up the phone when something happened during a transaction and speak with someone who could actually help me.

At the other end were smaller and lower-cost brokerage models.

The economics could be attractive, but I kept coming back to another question:

What am I actually receiving from my brokerage?

Saving money is important. But a brokerage should be more than somewhere to register your licence.

Where was the investment in technology?

Where was the professional marketing?

Where was the training?

Where were the resources?

Where was the recognizable branding?

Where was the back-office support?

And most importantly, where was the Broker when something went wrong at 9:30 on a Saturday night?

That experience eventually shaped the idea behind Brilliant Realty.

Instead of accepting the premise that REALTORS® had to choose between affordability and support, we decided to build a brokerage around providing both.

The Brilliant Realty Model: Low Cost, High Support

Brilliant Realty is an independent, Canadian-owned real estate brokerage serving Calgary, Edmonton and communities throughout Alberta.

Our model is built around a straightforward principle:

Keep the cost of belonging to the brokerage reasonable while investing heavily in the things that help associates operate professional real estate businesses.

That means keeping our compensation structures transparent while continuing to build the support, systems and resources behind our associates.

We don't want to be the brokerage you choose simply because it costs less.

We want to be the brokerage you choose because you look at the entire value proposition and wonder why you should have to choose between keeping your commission and receiving excellent support.

A 100% Commission Brokerage Option in Alberta

For associates who prefer a flat-fee model, Brilliant Realty offers a plan designed around keeping 100% of their commission before applicable brokerage fees and expenses.

Our Flat Fee Plan is currently:

$99.99 per month

$199.99 per completed transaction

After 15 transactions during an associate's anniversary year, the transaction fee is reduced to $99 per transaction for the remainder of that anniversary year.

There is no percentage commission split under this plan.

That can make Brilliant Realty an attractive option for REALTORS® searching for terms such as:

100% commission brokerage Alberta

100% commission brokerage Calgary

100% commission brokerage Edmonton

flat-fee real estate brokerage Alberta

low-cost real estate brokerage Calgary

low-fee brokerage Edmonton

But price is only one part of our model.

A $199.99 transaction fee means very little if you cannot reach anyone when you need help.

That is why our philosophy is not simply low cost.

It is low cost, high support.

Prefer No Monthly Brokerage Fee? There Is Another Option.

Not every REALTOR® wants the same compensation structure.

A new associate completing only a handful of transactions may prefer a different model from an established producer completing several transactions every month.

Brilliant Realty therefore also offers a Commission Split Plan.

Under our current Commission Split Plan:

There is no monthly brokerage fee.

Associates operate on an 85/15 commission split, with the brokerage portion capped at $14,000 per anniversary year.

The idea is choice.

Rather than forcing every associate into one compensation model, we give REALTORS® the ability to choose a structure that better reflects where they are in their business.

24/7 Direct Access to the Broker

This is one of the most important parts of Brilliant Realty.

Real estate does not operate Monday to Friday from 9:00 a.m. to 5:00 p.m.

Offers arrive at night.

Inspections happen on weekends.

Conditions expire.

Deposits have deadlines.

Clients change their minds.

Multiple offers develop unexpectedly.

Contract questions arise while an associate is sitting in front of a client.

And sometimes a REALTOR® simply needs another experienced set of eyes before making an important decision.

At Brilliant Realty, our associates have 24/7 direct access to the Broker.

Not just access to "brokerage support."

Not a ticket that gets placed into a queue.

Not several layers of management between the associate and the Broker.

Direct access.

That distinction matters to us.

The purpose of broker support is not simply to say that support exists. It is to make knowledgeable brokerage leadership accessible when an associate actually needs it.

Whether someone is newly licensed and writing one of their first offers or an experienced REALTOR® dealing with an unusual transaction, they should not feel that asking their Broker a question is an inconvenience.

We want our associates to call.

Dedicated Conveyancing Support

A modern brokerage also needs strong infrastructure behind the transaction.

Brilliant Realty has dedicated conveyancing support to help manage the administrative side of transactions and keep files moving efficiently through the brokerage.

Our Conveyancer, Hardy, works closely with associates throughout the transaction process.

That gives our REALTORS® something valuable: a real person inside their brokerage who understands the back end of a transaction and can help them navigate the administrative process.

Associates should be spending their time advising clients, generating business, negotiating transactions and building relationships.

The brokerage should be building systems around them that make those things easier.

Professional Listing Media Without Another Large Bill

Listing a property professionally can become expensive.

Photography.

RMS measurements.

3D tours.

Drone photography.

Marketing materials.

Signs.

Digital promotion.

The expenses add up quickly, particularly for newer REALTORS® trying to build a professional brand before they have established consistent income.

Brilliant Realty has invested in professional listing media support for eligible listings, including services such as:

  • Professional HDR photography

  • RMS measurements

  • 3D virtual tours

  • Drone photography

We view professional presentation as an investment in our associates, their clients and the Brilliant Realty brand.

When a Brilliant Realty sign goes onto a property, we want the associate to have the resources to present that listing professionally.

Training That Goes Beyond Orientation

Real estate education should not end when someone receives their licence.

In many ways, that is when the real learning begins.

Contracts are one part of the business.

A successful REALTOR® also needs to understand prospecting, communication, negotiation, pricing, marketing, client psychology, compliance, property issues and how to build a sustainable business.

Brilliant Realty provides ongoing associate education covering practical subjects REALTORS® encounter in the field.

Training has included topics such as:

  • Buyer consultations

  • CMAs and pricing strategy

  • Price reductions

  • Contract fundamentals

  • Property titles

  • Real Property Reports

  • FINTRAC compliance

  • Client communication

  • Objection handling

  • Storytelling in real estate marketing

  • Hyper-local farming

  • Prospecting

  • Client follow-up

  • Property development and zoning

  • Possession-day procedures

  • Why transactions fail and how REALTORS® can help stabilize them

The objective isn't training for the sake of saying we offer training.

It is creating more capable real estate professionals.

Marketing and Branding Matter

We also believe associates should be proud of the name appearing beside theirs.

Brilliant Realty has deliberately invested in building a distinctive, professional Canadian real estate brand rather than treating branding as an afterthought.

Our associates remain independent businesspeople. They build their own client relationships, reputations and businesses.

But independence doesn't mean they should have to build every piece of infrastructure themselves.

Professional brokerage branding, marketing resources and design support can give an individual REALTOR® a stronger platform from which to build their own business.

We want the Brilliant Realty brand to enhance an associate's personal brand, not compete with it.

Technology Should Make Real Estate Easier

A brokerage shouldn't maintain outdated processes simply because "that's how we've always done it."

Brilliant Realty continues to invest in technology and digital systems designed to make the administrative side of real estate more efficient.

Our approach is intentionally modern and increasingly paperless.

We use technology for transaction management, compliance, conveyancing and other brokerage operations so our associates can spend more of their time doing the work that actually requires a human being: advising clients, solving problems, negotiating and building relationships.

Technology should support the REALTOR®, not get in the REALTOR®'s way.

FINTRAC and Compliance Support

Low brokerage fees should never mean lowering professional or regulatory standards.

Brilliant Realty takes brokerage compliance seriously.

Our associates receive systems and guidance surrounding transaction documentation, FINTRAC requirements, deposits, advertising, file submission and other brokerage obligations.

We use ReallyTrusted for our FINTRAC processes and continue to develop brokerage systems intended to make compliance clearer and more consistent.

There is an important philosophy behind this.

We don't believe support means simply telling associates what they want to hear.

Sometimes good broker support means saying no.

Sometimes it means slowing a transaction down long enough to ask another question.

Sometimes it means requiring documentation.

Sometimes it means explaining why something that seems commercially convenient creates unnecessary risk.

Our responsibility is to help our associates build successful businesses while maintaining the professional and regulatory standards expected of Alberta real estate professionals.

A Physical Office Without Building Your Business Around an Office

Real estate has changed.

Most REALTORS® do not need to sit at a desk inside a brokerage office for eight hours every day.

But that doesn't mean a professional physical office has no value.

Brilliant Realty maintains a Calgary office where associates can meet, connect and conduct business when they need it.

Our philosophy is flexibility.

Use the office when it adds value to your business.

Work remotely when that makes more sense.

A modern brokerage should adapt to the way REALTORS® actually work.

Independent and Canadian-Owned

Brilliant Realty is proudly independent and Canadian-owned.

That independence matters to us.

We are building Brilliant Realty for the Canadian real estate market and for the communities our associates serve.

We are not trying to become an international franchise.

We are not building the brokerage around layers of corporate management.

We are building a Canadian real estate company with a strong identity of its own.

That gives us the ability to make decisions based on what makes sense for our associates, clients and brokerage rather than conforming to the priorities of a distant franchise system.

Built in Alberta

Brilliant Realty began in Calgary and has expanded into Edmonton and surrounding Alberta communities.

Today, our associates serve clients throughout Calgary, Edmonton and many surrounding markets.

That means someone searching for a:

Calgary real estate brokerage

Edmonton real estate brokerage

Alberta brokerage for REALTORS®

low-cost brokerage in Calgary

low-fee real estate brokerage in Edmonton

flat-fee real estate brokerage in Alberta

100% commission brokerage in Alberta

or a real estate brokerage with 24/7 broker support

should have another option to consider.

Brilliant Realty.

Support for New REALTORS® Without Becoming a "New Agent Brokerage"

Newly licensed associates often need substantial support.

We are comfortable with that.

Nobody begins a real estate career knowing everything.

A new REALTOR® may need help writing contracts, structuring conditions, preparing a CMA, understanding deposits, communicating with another associate, preparing for a listing appointment or simply deciding what to do next.

Those questions are normal.

What matters is having somewhere reliable to take them.

At the same time, Brilliant Realty is not designed exclusively for new REALTORS®.

Experienced producers can benefit from the exact same infrastructure for a different reason.

An experienced REALTOR® may not need someone teaching them how to write an offer.

They may instead value keeping more of their commission, having responsive conveyancing, receiving professional listing resources, operating under a strong independent brand and knowing that the Broker is immediately accessible when something genuinely unusual happens.

The model works differently depending on what stage of the business you are in.

What Should You Look for When Comparing Alberta Real Estate Brokerages?

If you are considering changing brokerages, don't compare commission splits alone.

Ask what you actually receive in exchange for what you pay.

Ask:

  • What are all of the brokerage fees?

  • Is there a monthly fee?

  • Is there a transaction fee?

  • Is there a commission split?

  • Is there a cap?

  • Are there additional administrative or review fees?

  • Can I reach the Broker directly?

  • Is broker support available evenings and weekends?

  • Who handles conveyancing?

  • What training is available after onboarding?

  • What technology is included?

  • What marketing resources are available?

  • Is professional listing media provided?

  • Is there a physical office if I need one?

  • How does the brokerage handle compliance?

  • Will the brokerage support my personal brand?

  • What happens when I have a difficult transaction?

  • Will I actually know the person who is my Broker?

Then compare the answers.

The cheapest brokerage is not automatically the best brokerage.

The most expensive brokerage is not automatically the most supportive either.

The question should be:

What am I getting for my money, and will this brokerage actually help me build the business I want?

Why Not Simply Join the Cheapest Brokerage?

Because brokerage cost is only one expense in a real estate business.

Your time has a cost.

Mistakes have a cost.

Poor systems have a cost.

Buying every marketing resource separately has a cost.

Trying to figure everything out yourself has a cost.

And giving away a large percentage of every commission also has a cost.

The goal should not necessarily be finding the absolute cheapest place to register your licence.

It should be finding the brokerage that creates the best overall economics for your business.

That is the space Brilliant Realty is trying to occupy.

Low cost without becoming low service.

Independence without isolation.

Technology without losing human support.

Professional infrastructure without unnecessary overhead.

What Makes Brilliant Realty Different?

There isn't one single feature.

It is the combination.

A REALTOR® can choose a 100% commission flat-fee model.

Another associate can choose an 85/15 split with no monthly brokerage fee.

Both can access the Broker directly 24/7.

Both operate with dedicated conveyancing support.

Both have access to ongoing training and brokerage resources.

Both operate under an independent Canadian brand.

Both benefit from the technology and systems Brilliant Realty continues to build.

Both are part of a brokerage that believes associates should be treated as professionals building independent businesses, not simply as sources of brokerage revenue.

That combination is the Brilliant Realty proposition.

Is Brilliant Realty a Good Brokerage for New REALTORS®?

It can be, particularly for a new REALTOR® who values direct broker access, practical training, professional resources and a transparent compensation structure.

New associates should understand, however, that no brokerage can create a successful real estate career for them.

A brokerage can provide the environment.

It can provide training.

It can answer questions.

It can provide technology.

It can provide resources.

It can provide guidance.

But the associate still has to prospect, learn, follow up, build relationships and do the work.

We want ambitious associates who see support as something that helps them move faster, not something that replaces personal effort.

Is Brilliant Realty a Good Brokerage for Experienced REALTORS®?

Experienced associates often evaluate brokerages differently.

They may already know how to generate business and manage transactions.

What they increasingly question is how much of their revenue they are giving away and what they receive in return.

For those REALTORS®, Brilliant Realty offers the opportunity to combine attractive brokerage economics with meaningful infrastructure and direct broker accessibility.

You shouldn't necessarily have to sacrifice support simply because you have reached the point in your career where you want to keep more of what you earn.

Is Brilliant Realty a 100% Commission Brokerage?

Brilliant Realty offers a 100% commission option through its Flat Fee Plan, under which associates retain 100% of their commission before applicable brokerage fees and expenses and pay the brokerage's stated monthly and transaction fees.

Associates who prefer not to pay a monthly brokerage fee can instead choose our Commission Split Plan.

That flexibility allows REALTORS® to select the model that makes more sense for their individual business.

Does Brilliant Realty Offer 24/7 Broker Support?

Yes.

Brilliant Realty associates have direct access to the Broker 24 hours a day, seven days a week.

We consider that accessibility a fundamental part of the brokerage rather than an upgrade or premium service.

Real estate happens outside regular office hours.

Broker support should too.

Does Brilliant Realty Operate in Calgary and Edmonton?

Yes.

Brilliant Realty is an Alberta real estate brokerage with associates serving Calgary, Edmonton and surrounding communities.

We continue to build our presence in both major markets while maintaining the direct, accessible brokerage culture on which the company was founded.

Is Brilliant Realty a Low-Cost Real Estate Brokerage?

We deliberately structure Brilliant Realty to provide associates with competitive, transparent brokerage costs.

But "low cost" only describes half of what we are building.

The better description is:

A low-cost, high-support Alberta real estate brokerage.

Because keeping more of your commission is valuable.

Having someone answer the phone when you need them is valuable too.

We believe REALTORS® deserve both.

Maybe It's Time for a Better Brokerage

Changing brokerages is a significant decision.

Your brokerage affects your expenses, your support system, your brand, your technology, your compliance environment and ultimately the experience you are able to provide your clients.

So don't choose one based on a logo.

Don't choose one based solely on a commission split.

And don't choose Brilliant Realty simply because you read an article telling you to.

Compare us.

Ask questions.

Look at the numbers.

Look at the resources.

Ask what happens when you need your Broker at 10:00 p.m.

Ask what your brokerage is doing with the money you pay it.

Ask whether you feel like a professional whose business is being supported or simply another associate on a roster.

Then decide what kind of brokerage you want behind your business.

If you are a REALTOR® in Calgary, Edmonton or elsewhere in Alberta looking for lower brokerage costs without giving up genuine support, we invite you to have a confidential conversation with Brilliant Realty.

No pressure.

Just a direct conversation about your business, our brokerage and whether the two are a good fit.

Maybe it's time for a better brokerage.

Now That's Brilliant.

Before the Snow Hides It: 7 Things Alberta Homebuyers Should Check This Fall

Fresh paint, warm lighting and a beautifully staged kitchen can make almost any home feel move-in ready. But in Alberta, some of the most important clues may be outside the front door.

Fall gives homebuyers a valuable window to look at a property after the summer rain and before snow covers the yard, roof edges, walkways and foundation. This is not about searching for reasons to dislike a home. It is about knowing which questions to ask before making one of the largest purchases of your life.

Here are seven things worth noticing when touring an Alberta home this fall.

1. Start by watching where the water goes

Before you focus on countertops and flooring, walk around the outside of the house. Look at the way the ground slopes, where the downspouts discharge and whether there are low areas where water may collect.

Positive lot drainage is designed to move surface water away from the foundation and toward an appropriate drainage route. The City of Calgary explains that poor grading can contribute to ponding, basement dampness and flooding. The City of Edmonton also reminds property owners to maintain grading that directs water away from buildings and toward the public right-of-way.

Calgary lot grading information: https://www.calgary.ca/water/stormwater/lot-grading-bylaw.html

Edmonton
lot grading information: https://www.edmonton.ca/residential_neighbourhoods/lot_grading/lot-grading-problems

Pay attention to soil that slopes toward the house, blocked swales, short downspouts, staining near the foundation and landscaping that may have changed the original drainage pattern. None of these observations proves that a home has a water problem, but each one can lead to a useful question or a closer professional review.

2. Look up before you go inside

The roof is easy to forget when you are standing at ground level, especially if the interior has already captured your attention.

From a safe location, look for visibly missing or damaged shingles, uneven rooflines, loose flashing, overflowing gutters and damaged fascia or soffits. You should never climb onto the roof during a showing. A qualified home inspector can examine accessible components more closely and may recommend a roofing specialist if something needs further investigation.

Ask about the approximate age of the roof, any recent hail repairs, transferable warranties and whether invoices are available. A roof that looks fine from the street may still deserve a careful review, while an older roof is not automatically defective simply because of its age.

3. Read the concrete and foundation carefully

Fall is a good time to see driveways, walkways, exterior foundation walls and garage slabs before snow covers them.

Look for cracks, heaving, sunken sections, patched areas and places where water appears to travel toward the home. Inside, notice staining, musty odours, damaged baseboards or fresh finishes concentrated in one area. These can have many explanations, so avoid jumping to conclusions.

Small cracks and normal wear do not necessarily mean there is a serious structural issue. The goal is to identify anything that should be assessed by a home inspector or, when appropriate, a qualified specialist. A buyer should not be expected to diagnose a foundation during a showing.

4. Compare the property you see with the available documents

A deck, detached garage, shed, addition or other improvement may look perfectly ordinary, but buyers should still ask whether the available property documents reflect what is actually on the lot.

The Real Estate Council of Alberta describes a Real Property Report, commonly called an RPR, as a survey-based diagram showing property boundaries, buildings and structures. An available RPR can help buyers understand how visible improvements relate to the property lines and municipal requirements.

RECA Real Property Report information: https://www.reca.ca/glossary/

If an improvement does not appear on an older RPR, that does not automatically mean the improvement is unlawful. It does mean the buyer should ask when it was built, whether permits or approvals were required, and what supporting documents are available. Your real estate associate and lawyer can help identify questions that belong with the municipality, an Alberta Land Surveyor or another professional.

5. Do not confuse a finished basement with an approved suite

A second kitchen, separate entrance and bedroom do not, by themselves, confirm that a secondary suite is legal or approved.

Calgary maintains a searchable Secondary Suite Registry for suites that have the necessary permits and have been inspected to meet applicable safety requirements. Edmonton states that permits are required for secondary suites and provides municipal resources for checking zoning and completed permits.

Calgary Secondary Suite Registry: https://secondarysuites.calgary.ca/

Edmonton secondary suite information: https://www.edmonton.ca/residential_neighbourhoods/secondary-suites

If rental income is part of your purchase plan, verify the suite's status before relying on that income. You may also need advice from your lender, insurer, accountant and lawyer. Treat the approval status, financing treatment and potential rental income as separate questions.

6. Think about how the home will perform in January

A comfortable showing in September does not tell you everything about winter performance.

Ask about the age and service history of the furnace, hot water system, humidifier and fireplace. Look at the condition of exterior doors and windows. Notice condensation between glass panes, damaged weatherstripping, unusually cold rooms or vents that appear blocked by furniture or renovations.

With permission and appropriate professional guidance, systems can be reviewed during the due diligence process. Service records are helpful, but they do not replace an inspection. If a component is near the end of its typical service life, that does not guarantee immediate failure. It may simply help you plan future maintenance and ownership costs more realistically.

7. Give yourself room to investigate

A showing is an introduction to a property, not a complete investigation.

RECA describes a home inspection as a visual assessment of a home's physical condition. An inspector may identify leaks, electrical concerns, structural issues or signs that another expert should be consulted. Buyers should discuss suitable conditions and timelines with their real estate associate before writing an offer.

Depending on the property and your circumstances, due diligence may involve financing, a home inspection, condominium document review, title review, municipal information or specialist advice. Conditions are not one-size-fits-all. They should be written for the particular transaction and reviewed before you sign.

The best fall home tour is an informed one

Fall can be an excellent time to view an Alberta home because the exterior is still visible and winter is close enough to make heating, drainage and maintenance questions feel real.

You are not looking for a flawless house. You are trying to understand the home you may be buying, the work it may need and the questions that should be answered before you commit.

If you are planning to buy in Calgary, Edmonton or elsewhere in Alberta, a Brilliant Realty associate can help you organize the right questions, review the available information and approach your next move with greater clarity.

Why Brilliant Realty Is One of the Best Brokerages for New Real Estate Agents in Calgary & Edmonton

Choosing your first real estate brokerage is one of the most important decisions you'll make in your career.

Your brokerage isn't simply somewhere to hang your licence. It becomes your support system, your training academy, your legal resource, your marketing department, your technology provider, and often the deciding factor in whether you succeed or leave the industry within your first few years.

If you're a newly licensed REALTOR® in Calgary, Edmonton, or anywhere in Alberta, you've probably searched Google for things like:

  • Best brokerage for new agents in Calgary

  • Best real estate brokerage in Edmonton

  • New REALTOR training Alberta

  • Real estate mentorship Calgary

  • Which brokerage should I join?

  • Broker support Alberta

  • Flat fee real estate brokerage

  • Real estate coaching

  • Real estate broker who answers the phone

  • 100% commission brokerage Alberta

The truth is that every brokerage promises training and support.

Very few actually deliver it when you need it most.

At Brilliant Realty, we've built our brokerage around one simple philosophy:

When our agents succeed, we succeed.

Instead of creating systems that benefit the brokerage first, we've built everything around helping our associates become confident, knowledgeable, ethical, and profitable real estate professionals. (Brilliant Realty)

Why New Real Estate Agents Need More Than a Brand Name

Many new REALTORS® believe joining a large national franchise automatically means they'll receive better training.

Unfortunately, that's often not the reality.

Across Alberta, many new agents discover that after orientation they're largely expected to figure things out on their own. Questions arise during evenings, weekends, or while writing an offer—and that's exactly when they need immediate guidance.

Experienced agents across online real estate communities consistently say the broker and support system matter far more than the logo on the office door. They recommend evaluating broker accessibility, training, fee structures, and mentorship before choosing a brokerage. (Reddit)

Real estate doesn't stop at 5:00 PM.

Neither should your broker.

24/7 Broker Support That Actually Means 24/7

This is the biggest difference at Brilliant Realty.

When you're writing your first purchase contract...

Negotiating multiple offers...

Handling a difficult inspection...

Navigating a financing condition...

Or simply wondering whether you're interpreting a clause correctly...

You shouldn't have to wait until Monday morning.

Our associates receive direct access to the Broker.

Not a help desk.

Not a ticketing system.

Not another agent.

Not a transaction coordinator.

Our Broker answers 99.97% of calls within 30 seconds, giving associates immediate access to experienced guidance exactly when they need it. That means agents can solve problems quickly, protect their clients, and keep transactions moving instead of waiting hours—or even days—for answers. (Brilliant Realty)

This isn't just about convenience.

It's about giving new agents the confidence to take on more business.

Confidence Helps You Sell More Real Estate

One of the biggest obstacles new REALTORS® face isn't finding clients.

It's having the confidence to serve them well.

Every new agent eventually experiences moments like:

  • Writing their first offer.

  • Presenting their first CMA.

  • Handling their first inspection negotiation.

  • Explaining financing conditions.

  • Reviewing condominium documents.

  • Navigating amendments and waivers.

  • Managing difficult negotiations.

When you know experienced help is literally one phone call away, you're far more confident accepting opportunities that might otherwise feel intimidating.

That confidence translates into better client experiences.

Better client experiences lead to referrals.

Referrals lead to more transactions.

Personalized One-on-One Coaching

Every REALTOR® learns differently.

Some agents need help understanding contracts.

Others need assistance with lead generation.

Some want to improve listing presentations.

Others want to become stronger negotiators.

That's why Brilliant Realty emphasizes individual coaching rather than relying solely on classroom presentations.

Associates receive one-on-one guidance designed around their individual strengths, goals, and experience level.

Training includes practical instruction on:

  • Market analysis

  • Contract preparation

  • Negotiation strategies

  • Listing presentations

  • Buyer consultations

  • Risk management

  • Professional ethics

  • Transaction management

Rather than teaching theory alone, the focus is on preparing agents for real-world situations they'll encounter every day. (Brilliant Realty)

Professional Marketing Without the Massive Startup Costs

Launching a real estate business can become expensive quickly.

Many new agents are surprised by the cost of professional listing media.

Brilliant Realty helps reduce those costs by providing complimentary professional listing media on eligible listings, including:

  • Professional HDR photography

  • RMS measurements

  • 3D virtual tours

  • Drone photography

These services allow new agents to market listings professionally without paying thousands of dollars out of pocket as they build their business. (Brilliant Realty)

Technology That Helps You Work Smarter

Today's successful REALTOR® needs more than a business card.

Agents need technology that helps them:

  • Manage clients

  • Stay organized

  • Market listings

  • Track leads

  • Communicate professionally

  • Complete transactions efficiently

Brilliant Realty combines cloud-based technology with the advantages of a physical office, creating a hybrid brokerage model that supports agents wherever they work.

Paperless conveyancing, modern brokerage software, marketing tools, and streamlined systems allow associates to spend less time on paperwork and more time building relationships with clients. (Brilliant Realty)

Transparent Commission Structures

Every REALTOR® has different financial goals.

Some prefer a predictable monthly cost.

Others prefer commission splits without monthly fees.

Brilliant Realty offers flexible compensation options so agents can choose the structure that best fits their business.

Transparency matters.

There are no confusing hidden review fees or unexpected transaction charges beyond the clearly explained plans. Agents know exactly what they're paying, making it easier to budget and grow their business. (Brilliant Realty)

Built for Calgary, Edmonton, and All of Alberta

Whether you're building your career in Calgary or Edmonton, the fundamentals of success remain the same:

  • Excellent client service

  • Strong market knowledge

  • Ethical representation

  • Professional marketing

  • Immediate broker support

  • Continuous education

Brilliant Realty proudly serves agents throughout Calgary, Edmonton, and surrounding Alberta communities while remaining independently Canadian owned and operated. (Brilliant Realty)

A Culture Focused on Professionalism

Real estate is a relationship business.

Your reputation follows you throughout your career.

That's why Brilliant Realty places a strong emphasis on:

  • Integrity

  • Professionalism

  • Ethics

  • Education

  • Accountability

  • Exceptional customer service

Rather than chasing short-term transactions, the brokerage encourages agents to build long-term businesses based on trust and repeat clients. (Brilliant Realty)

Questions Every New REALTOR® Should Ask Before Joining Any Brokerage

Before signing with any brokerage in Calgary or Edmonton, ask:

  • Will I receive one-on-one coaching?

  • Can I reach my broker evenings and weekends?

  • How quickly are calls returned?

  • Are there hidden fees?

  • What technology is included?

  • What marketing support is provided?

  • Are listing media costs included?

  • Will someone review my contracts?

  • Is training ongoing?

  • Will I actually know my broker?

These questions often reveal far more than commission splits alone.

Why Broker Accessibility Matters More Than You Think

Many brokerages advertise support.

Very few measure it.

Imagine receiving an offer on your listing at 10:00 PM.

Your client wants an answer immediately.

The other REALTOR® is waiting.

Would you rather:

Wait until tomorrow?

Or speak directly with your broker within minutes?

Immediate support reduces stress, minimizes mistakes, and helps agents provide better service to their clients.

That's one of the biggest reasons many associates choose Brilliant Realty. (Brilliant Realty)

The Right Brokerage Can Change Your Career

Statistics consistently show that many new real estate agents leave the industry within their first few years.

Often, it isn't because they lacked talent.

It's because they lacked support.

A brokerage should empower you to grow.

It should answer your questions.

January 2026 Real Estate Stats & What It Means for You

📊 January Market Highlights

Sales activity moderated in January, with 1,234 homes sold, representing about a 15% decrease compared to last January. This is fairly typical for the first month of the year as buyers and sellers regroup after December activity.

Inventory continued to rise, with 4,391 active listings, the highest for January since 2020, up roughly 21% year-over-year.

Sales-to-New-Listings Ratio dropped to ~44%, meaning there are more homes available relative to how many are selling. That gives buyers more choice and puts mild pressure on pricing.

Overall benchmark price for all residential properties was about $554,400 — ~5% lower than January 2025.

Days on market increased to around 53 days, suggesting that properties are taking a bit longer to sell than they did this time last year.

📉 What’s Happening by Property Type

Detached homes continue to be relatively resilient:

Detached properties saw a small sales decline (~2%) with months of supply near balanced levels and prices softening slightly.

Higher-density segments saw larger shifts:

Apartment and row homes experienced steeper sales declines (about 25–26%), inventories climbed, and months of supply reached levels where buyers have more negotiating power in some price ranges.

📌 What This Means for Buyers & Sellers

For Buyers: Increased inventory means more options and less competition than we’ve seen during the past couple of years. Prices are stabilizing or softening slightly, especially in condo and townhouse segments. For many buyers, patience and strategy can pay off.

For Sellers: While overall prices are down modestly from 2025, well-priced homes in good condition are still attracting attention. In detached markets where supply remains closer to balanced, properties still move at a reasonable pace. Pricing carefully to match market conditions will be key.

For Investors: The shifts we’re seeing in inventory levels and segment-specific performance may offer opportunities, particularly where price corrections have been more significant in apartment-style and row homes.

🌱 Seasonal and Broader Context

The January report typically reflects slower activity as we transition into the spring market. Historically, this is one of the busiest parts of the year. As we move into February and March, we’ll get a clearer sense of whether buyer interest rebounds and how inventory trends continue.

In short: the market feels balanced, leaning slightly toward a more buyer-friendly dynamic compared to the extreme seller-market conditions we experienced in prior years. For buyers, that means better choice and negotiating power. For sellers, it means thoughtful pricing and staging are more important than ever.

What 2026 Holds for Calgary Real Estate – Insights from the CREB Forecast Conference

Today, the Brilliant Realty team attended the CREB Forecast Conference 2026 as a VIP brokerage sponsor, and I wanted to share why that matters for you.

The CREB Forecast Conference is the largest annual gathering of real estate professionals in Calgary and the surrounding region, bringing together nearly 9,000 REALTORS and industry leaders. The purpose of the conference is simple: to provide a clear, data-driven outlook on economic and housing trends that directly impact homeowners, buyers, and investors across Calgary and area.

This conference exists to equip real estate professionals with insights to better serve clients, anticipate market shifts, and guide smarter decisions in the year ahead.

One of the standout presentations came from ATB Financial Chief Economist, Mark Parsons, alongside detailed local insights from CREB’s Chief Economist, Ann-Marie Lurie. Together, they provided a realistic and grounded outlook on what 2026 is shaping up to look like.

Here are the key takeaways, translated into what actually matters for you.

Big-Picture Economic Outlook for 2026

• Mortgage rates are expected to hold steady throughout 2026, creating predictability for buyers and sellers.

• Canada and Alberta are moving into a balanced market, not a downturn. Slower does not mean weaker, it means more stable.

• Alberta’s economy remains resilient, with GDP growth forecasted at 2.1% in 2026 and 2.4% in 2027.

• The labour market is stabilizing after the shock of rapid population growth. Both population and job growth remain positive but are now healthier.

• Alberta’s oil exports are increasing, even as overall oil and gas investment shifts toward downstream industries.

• The US economy is being supported primarily by investments in artificial intelligence rather than tariffs, reducing broader economic risk.

• Previously feared risks such as Venezuelan crude were identified as less threatening than expected.

What This Means for Housing in Calgary

• We are transitioning from a strong seller’s market into a more balanced environment, which is expected to be the new normal.

• There is no collapse in demand. Sales are slower but still remain above long-term historical trends.

• Calgary’s population growth is forecasted at +1.3% in 2026, down from +3.0% in 2025, easing pressure on housing demand.

• Housing starts hit record highs in 2025 and are now expected to pull back in 2026, which should help stabilize supply and pricing.

• Resale supply is tightening slightly, while new home inventory, particularly rentals, has increased.

• Rental supply is rising, vacancy rates are increasing, and rent growth is cooling, leading more tenants to consider transitioning into homeownership.

• Apartments are expected to see the largest slowdown in sales activity, while detached homes remain relatively protected, with limited downward pressure on pricing.

Local Market Highlights

• Calgary and Edmonton have significantly outperformed Toronto and Vancouver.

• Most surrounding communities saw price growth in 2025, with Airdrie being the only exception.

• Inner City, NW, NE, and SE are experiencing the highest number of housing starts.

• Rental vacancy rates are highest in the Inner City and NW, and lowest in the SE.

• The NE has seen the most price adjustment, largely driven by increased supply.

Risks and Opportunities Ahead

Upside potential includes faster investment if pipeline development advances, emissions caps are adjusted, or clean electricity regulations are revised.

Downside risks include weaker commodity prices, trade renegotiations, or excessive supply growth.

The Bottom Line

Calgary is not slowing because it is weak. It is normalizing after several years of exceptional growth. A balanced market creates better decision-making, stronger negotiations, and more opportunity for buyers, sellers, and investors who understand the landscape.

Your First Week in Real Estate: Why Brilliant Realty is the Place to Start

Picture this: it’s your very first week as a licensed real estate agent. You’re holding your shiny new business cards, your inbox is empty, and your phone hasn’t buzzed once. Excitement and fear are running neck and neck. You’re ready to start, but you quickly realize that the license alone doesn’t give you the answers.

Which tools should you use to manage transactions? How do you order signs or get professional photos done? What happens when a client asks a question you don’t know the answer to? This is the reality for so many new agents, and it’s why the brokerage you join makes all the difference.

At Brilliant Realty, your first week looks very different.

Day 1: You’re Not Alone

Instead of scrambling to figure out what you need, you’re welcomed with everything already in place. Signs, open house materials, listing media, business cards, and all the essentials are provided so you can hit the ground running. Your office setup isn’t an afterthought either. There’s high-speed internet, modern systems, and even a paperless transaction platform ready for you to use.

From the moment you start, you feel like you’ve joined a team that actually thought about what new agents need.

Day 2: Real Training, Not Just a Binder

On your second day, you’re sitting down for training that feels different from the classroom stuff you went through to get licensed. Instead of memorizing definitions or filling in blanks, you’re learning how to interpret market data, how to negotiate when emotions run high, and how to explain contract clauses with confidence.

Your broker isn’t just talking at you. He’s guiding you and giving you the kind of practical advice you can put into action the next time you’re in front of a client.

Day 3: The First Real Call

The phone rings. It’s a potential buyer asking about a property, and your heart skips a beat. You hang up after the call and realize you don’t know if you handled it the right way. At many brokerages, this is where panic sets in.

At Brilliant Realty, you pick up your phone again and dial your broker, Preet Chawla. He answers your call on the first try. He listens, walks you through what to say next, and even helps you draft a follow-up email. That’s what true support looks like.

Day 4: Your First Lead Doesn’t Feel So Scary

By the middle of the week, you’re not stressing about where to find clients because you already have marketing materials, graphic design support, and lead generation strategies provided by the brokerage. Instead of wasting weeks trying to figure out Facebook ads or Canva templates, you’re focusing on conversations with real people.

For a brand-new agent, that’s a game changer.

Day 5: You Realize Culture Matters

You sit in on your first office meeting. You notice something: the agents around you aren’t cutthroat competitors trying to one-up each other. They’re collaborative, professional, and supportive. You were chosen to join because you share those same values of professionalism, ethics, and drive.

It feels like a team you actually want to be a part of, not just a place to hang your license.

The First Week Ends and You’re Not Second-Guessing Yourself

By the time Friday rolls around, you’ve already learned more in a week than you thought possible. You’ve had access to real support, practical training, ready-to-go tools, and a culture that feels like the right fit. Instead of questioning whether you made the right career choice, you’re starting to imagine where this path could take you.

That’s what starting at Brilliant Realty feels like. It’s not about being thrown in the deep end and hoping you swim. It’s about being set up with everything you need to succeed, from your first client call to your first closing.

Your first week in real estate sets the tone for your entire career. At Brilliant Realty, that week is designed to replace uncertainty with confidence. You’ll have leadership you can trust, tools that make you look professional from day one, and a team culture that pushes you forward instead of holding you back.

If you’re just starting out and want your first week to feel like the beginning of a career and not just a test of survival, Brilliant Realty is where you should be.

The Ultimate Guide to Finding Your Dream Home in Calgary

Calgary, Alberta, is a city known for its stunning mountain views, vibrant cultural scene, and a strong economy that continues to attract people from all over the country and beyond. Whether you're a first-time homebuyer or looking to upgrade your living space, finding your dream home in Calgary can feel overwhelming, especially with the city's dynamic real estate market. However, with the right strategy, you can navigate the process with confidence and find a property that perfectly matches your lifestyle and needs.

In this guide, we'll walk you through the essential steps to help you make informed decisions, whether you're eyeing a cozy condo downtown or a sprawling acreage on the outskirts of the city.

Step 1: Assess Your Needs and Priorities

Before you start browsing listings, it’s crucial to understand exactly what you're looking for. Calgary's real estate market offers a diverse range of properties, from urban townhouses to sprawling estates in the foothills, so narrowing down your must-haves is the first step.

Here are some factors to consider:

  • Location: Calgary's neighborhoods vary significantly in terms of character, price, and accessibility. Are you looking for the convenience of living close to downtown in communities like Beltline, Eau Claire, or Mission? Or do you prefer the tranquility of suburban areas like Tuscany, Aspen Woods, or Mahogany?

  • Budget: Calgary’s real estate market can be expensive, but it's also more affordable compared to other major Canadian cities like Vancouver and Toronto. Set a realistic budget, considering your income, potential mortgage rates, and additional costs like property taxes, maintenance, and utilities.

  • Property Type: Do you want a detached single-family home with a backyard, or are you leaning towards a low-maintenance apartment or condo? Calgary offers a range of choices, each with its advantages depending on your lifestyle.

  • Future Growth: Think about your future plans. Do you want to start a family soon? Consider proximity to schools, parks, and family-friendly amenities in areas like Lake Bonavista or Signal Hill. If you're planning on working remotely or commuting frequently, consider your access to major roads or transit routes.

Step 2: Research Calgary's Real Estate Market

Once you’ve identified your preferences, it’s time to dive deeper into Calgary’s real estate market. The city has a mix of established neighborhoods and newer developments, each with its own appeal. Understanding market trends will give you a better idea of what to expect in terms of pricing and availability.

Market Trends in Calgary:

  • Detached Homes: In recent years, Calgary has seen strong demand for detached single-family homes, especially in family-oriented neighborhoods. Communities like Tuscany and Elbow Valley offer spacious homes with larger lots, while homes in downtown areas like West Hillhurst or Bridgeland are popular with professionals looking for proximity to work and entertainment.

  • Condo Market: Calgary’s condo market can be particularly attractive to first-time buyers or those looking to downsize. The downtown core, areas near the Beltline, and neighborhoods like Kensington offer a variety of options for those seeking low-maintenance living.

  • New Developments: Calgary’s suburbs are expanding rapidly, with new homes and developments springing up in places like Seton, Belmont, and Mahogany. These areas often feature modern homes with energy-efficient designs and convenient access to amenities.

Step 3: Choose the Right Real Estate Agent

Calgary’s real estate market can be competitive, so working with a knowledgeable and experienced agent is essential. A local expert will be able to guide you through the buying process, suggest properties that fit your criteria, and help you negotiate the best price.

Look for a realtor who is familiar with the Calgary market, understands the different neighborhoods, and is willing to listen to your needs. They should also have a proven track record of successful transactions in your desired price range.

Step 4: Secure Financing

Before you start attending open houses or scheduling viewings, you’ll need to get pre-approved for a mortgage. In Calgary, lenders will take into account your income, credit score, and debt-to-income ratio when determining your borrowing limit. Getting pre-approved not only helps you understand how much you can afford but also signals to sellers that you are a serious buyer.

Many buyers in Calgary use a combination of traditional banks, credit unions, or mortgage brokers to find the best rates. Remember to factor in costs beyond the mortgage, such as home insurance, property taxes, and potential condo fees if you're buying a unit.

Step 5: Start Your Search

Now that you’ve got a clear understanding of your needs, budget, and financing, it’s time to start your search for the perfect home.

Here are a few tips to help you along the way:

  • Attend Open Houses: Visiting homes in person is the best way to get a feel for the property and its neighborhood. You’ll also get a sense of how well the home has been maintained.

  • Use Online Listings: Calgary has many real estate websites, including the Calgary Real Estate Board (CREB), Realtor.ca, and MLS, where you can filter listings based on your criteria. Use these tools to track new listings and set up notifications for properties that fit your preferences.

  • Consider Future Value: Think long-term when evaluating a property. Is it likely to appreciate in value? Calgary’s market fluctuates with economic conditions, but investing in a home in an area with potential for future growth—like areas close to new LRT stations, schools, or commercial developments—can be a wise move.

Step 6: Make an Offer and Negotiate

Once you’ve found a property you love, it’s time to make an offer. Your real estate agent will help you submit an offer to purchase that outlines the price you’re willing to pay and any conditions (such as financing or home inspections).

In Calgary’s competitive market, especially during peak buying seasons, it’s not uncommon for homes to receive multiple offers. Your agent will help you craft a compelling offer and negotiate with the seller to get the best deal possible.

Step 7: Conduct Inspections and Due Diligence

Before finalizing the purchase, it’s important to conduct a home inspection to ensure the property is in good condition. In Calgary, issues like foundation problems or roof damage can be costly to fix, so it’s better to address these before moving forward.

Additionally, for condominiums or townhouse purchases, it’s important to review the condo board’s financials, rules, and any upcoming assessments that might affect your investment.

Step 8: Finalize the Deal

Once the inspection and due diligence are complete, and both parties are in agreement, you can finalize the purchase. Your agent will help you navigate through the paperwork, and you’ll meet with your lawyer to sign the necessary documents.

Step 9: Moving In and Enjoying Your New Home

After the deal is done, it’s time to celebrate! Calgary’s neighborhoods offer a wealth of recreational, cultural, and outdoor activities, so take the time to explore your new surroundings. Whether it’s hiking in the nearby foothills, attending a Calgary Flames game, or enjoying a weekend stroll along the Bow River Pathway, your new home is the gateway to a vibrant and exciting city.

Finding your dream home in Calgary is an exciting journey that requires careful planning, research, and strategy. By understanding the market, working with an experienced agent, securing financing, and choosing the right neighborhood for your needs, you can make a sound investment and enjoy living in one of Canada’s most vibrant and beautiful cities. The process may take time, but the reward of finding the perfect home in Calgary is well worth the effort.
